Radon in a Pennsylvania home sale

Testing during the inspection, disclosure, and getting a system in before closing.

Buyers

The Pennsylvania Association of Realtors encourages buyers to test a home for radon before purchase. In practice the test usually happens during the inspection period, so the result arrives with a deadline attached.

Sellers

The Allegheny County Health Department notes that if a radon test reaches the level of concern, the result must be disclosed to future buyers. If you've tested before, have the results ready, and ask your agent what your disclosure form covers. We're not lawyers.

When the inspection finds radon

Buyers and sellers usually settle it in the agreement. Common outcomes are the seller installing a system before closing, a credit at closing, or the buyer installing one after moving in. Which one makes sense depends on your timeline and your agreement.

Timing

  • PA DEP says an installation should take less than a day.
  • The installer should retest after the system has run at least 24 hours, which gives the buyer a post-mitigation result.
  • The sooner you have an estimate, the easier it is to fit inside the inspection and closing dates.

Put your closing date in the form and we'll mark your request as urgent when we pass it to the mitigator.
